Hello, my name is Michelle, owner of Contractor’s Services. I have been helping folks in the construction industry, just like you, for over 15 years. Some of my clients refer to me as their; legal assistant, personal secretary, virtual secretary, go-to-gal, legal wiz, and a host of other clever titles. For lack of a better clarification, I am the person they call to prepare all of their important construction legal documents.

I have the experience and training to understand most trades, I am very familiar with construction terminology and have a knack for explaining construction work in detail to a lay-person (your client). I have dealt with all types of construction documents including government, commercial, and residential.

I regularly prepare: estimates, proposals, home improvement contracts, commercial construction contracts, sub contract agreements, preliminary notices, notice to owner, collections letters, stop notices, mechanics lien, release of mechanics lien, notice of completion, notice of cessation, and small claims court cases. I also deal with the collections process in a step by step fashion, which may include any of the documents mentioned.

My service is very easy to use and is cost effective! I mostly work over the internet via email, skype, MSN or by phone/fax, this way I am able to help my clients from all over the USA. If your document is need in your office, such as a proposal or contract, you will receive it in your preferred manner as a PDF document. I am your back-up and can always provide copies free of charge. I also typically email my clients client the requested document which saves the contractor time and money.

California 20 Day Preliminary Notice

Most contractor’s & suppliers are familiar with the 20 Day Preliminary Notice document. However, just filling out construction documents and mailing them is only 50% of the work. If you fail to submit this document with all of the correct information or accidentally omit one of the individuals to be notified, you run the risk of the document being invalid and unenforceable.

The 3 important factors that make our services worth your money. 1.) Who to Serve 2.) Where to Serve 3.) Timing & Tracking.

WHO: With our service you do not need to know who owns the property or who the is the general contractor. We verify this information for you so that your document is valid if you need to enforce a lien.

WHERE: We serve the owner at the address according to the law, and we post the proper APN (parcel ID) to the document. Sometimes you may not even have a real address, we pinpoint the address based on your description and verify the location with you.

TIMING: The notice must be served no later than 20 days after first furnishing the labor, services, equipment or materials for which the lien is claimed.A notice can be served after the initial 20 day period, but the amount of the lien is limited to the labor, services, equipment or materials furnished 20 days before the service of the notice and those furnished thereafter.

TRACKING: Lastly, we track your documents and keep digital (up to 10 years) and original documents (up to 3 years) in our office which are available for you at any time.
